Really good stuff and definitely got me thinking about redefining my REI strategy.

It had its benefits and since the prop value drastically increased it allowed me to take a nice heloc of 80k.Like yourself, I've redefined my goals and I want to build my portfolio by acquiring more doors.

There is no smoking or vaping of anything on the Apartment Complex property. 

I stated in the lease: no candles, no smoking/vaping of any product inside the property, immediately mop up any spills or standing water, no non-operating vehicles, items they can store in the garage (bicycle is okay), no illegal drug use (I have to state the obvious) and "if any part of this lease is deemed invalid, it does not invalidate the other parts of the lease." 

I don't allow smoking or vaping.
