That said, there is definitely going to be an incredible amount of hype around this and I'm guessing the herd mentality will bring a serious pop to the stock after the IPO.

If you wait until there is long-term price stability you will be buying with the herd.

Well I have culled the herd so much that there aren't conventional lenders anymore.

You know what drives you and have found an investing style that suits who you instead of going with the herd.

Investing is:Gathering capitalWillpower OpportunityOnce you have the first two, you have to find the best opportunity to invest available to you now, not next year, not next February.Later on you cull the herd and reinvest in bigger/better things.

It would have tile or polished concrete floors (with radiant heat), and doggy doors to enclosed patios.  

We've got pallet walls going up, tile on the main floor is complete, radiant heat is working, last of the wall patch and paint is being completed, cabinets are en-route with quartz countertops to follow.  

Either of the above lists will get you a herd of motivated sellers. 

If you can find the right buy and holder yes they'll pay more but its a smaller herd of buyers in that group.
