Working on starting a bike riding club, poker night, and breakfast club.

I believe I paid $20 a night and that included the owners bringing me a nice breakfast of bread, meats, cheeses, jams, soft-boiled eggs, and really good coffee.Today, short-term rentals are still popular but they're more commercialized and expensive.

In fact some were so bad I wouldn't even let my wife see them & a couple I did a quick walk through to avoid losing my breakfast.

Condos aren't great because the HOA fees eat profits for breakfast and you can have all sorts of restrictions on renting. 

I learned a lot of the basics by taking a tax lien attorney to breakfast.

My initial concerns:  You profit expectations do not seem to include marketing costs, closing costs and suchBigger concern-  totally hearsay but if the project is in Kermit,  the Building Inspector is not a big fan of outsiders and could make your life tough so go buy him breakfast a few times !

They are the evening of the second Tuesday of the month and the Breakfast meeting the second Sat.

CAI is a national organization that caters to Community Associtions- http://cai-seflorida.org/outside_home.asp- They have a monthly breakfast for manager to get CEI credit and network with others. 

I've also considered a large Bed and Breakfast Inn on my 20 acres in Redding, Something along the lines of Agritourism.

The zoning around allows for Bed and Breakfast Inns, with 4 rentable rooms.
