Your pursuit of a higher education is a personal endeavor that will increase your personal development.

I can make much greater actual income through other pursuits.

Now, on to lead pursuit/identification.

Having guardrails against the hubris is arguably noble, but the freedom versus safety infinite game can easily be framed in a manner to make the pursuit of safety the villain instead of the other way around.

Problem is, I don't want to be tied down entirely from this pursuit.

Thus in pursuit of tax benefits you may be crowding out some investment opportunities from more seasoned sponsors who are full on their subscriptions with this tax-advantaged vehicle.  

@Jessica Harrison besides running the ARV I am mostly concerned with accurate repair estimates prior to pursuit.
