I have the same issue, I have been CPA for a while but now(thanks to RE investing) I sold my practice and pursuing construction/RE full time. 

If you aren't doing or pursuing anything unethical or immoral, once you are of age, you should go and pursue whatever you desire. 

I'm planning to actively pursue my first investment property in January and am interested in a BRRRR strategy.

This will allow for you to cleanly pursue an eviction if ever needed.

At this point talking to the tenant is your best path unless you want to pursue an eviction.

Best advice is to keep exploring aspects of the RE investing world and decide which feels right and best for what you want to pursue.

This will provide protection both against the city as well as provide ability for you to pursue eviction if needed. if you rent an illegal unit and the tenant doesn't pay you have no grounds for eviction.
