I am interested in utilizing space again for group meetings, workshops, and for clients who may still desire private space.  

I used to provide detailed answers to DMs, which are private and help only the requester.

(yes, some of the Non-QM lenders that do DSCR have FDIC-insured deposits BUT the large, private lenders that have thrived in DSCR over the last few years are not FDIC-insured lenders). 

Should you decide to do this full time and do more than 1 flip at a time, private lending and fix&flip loans will be the way to go.

I would check your market analysis.  

I've been wanting to expand out of my market in Iowa, and see that the Winter Haven, Lakeland, Haines City areas are similar to purchase points as my market.

Our last deal we engaged a mortgage broker that also brought a Private Equity LP (Limited Partner) to the deal. 

And they'll want you to pay off the loan pretty soon (and usually will you as the rate will probably be higher than banks) so there's that too.For this reason, we definitely prefer private lenders as they will (if you've built trust with them) often lend on the rehab too.
