I've been informed that the courts open (as of now) 5/18 but first they are going to start with cases that were postponed due to COVID.my tenant was a problem before COVID and he is just taking advantage of the crisis.

Write up a very nice email explaining that it could be easy to misunderstand the law and then explain how the rent that is due is just postponed not erased.

The pandemic will affect the demand due to financial difficulties that every business is facing, but seems it may affect the supply side more (people may postpone to sell with a perception of a very slow market ahead) and this can somehow balance the overall impact of the pandemic to the sold prices.
