Great question - 20% down is the typical down payment for investment properties, regardless if it's a single family, duplex, tri or quad.We have a 15% down option for the same type of loan.

My wife (she picks all our STR stays) would not rent a STR in that type of area in any City but we are not everyone so take that with a grain of salt.

I agree with where Nicholas is going, first, if it's feasible I'd recommend house hacking some type of multi family or even a single family that's local to you.

I don't have any brand preferences personally (I use Fantasy Spas at most of my units but I'm sure there are alot of reputable options), but just make sure wherever you place it is built to handle that type of weight.
