If you're doing a rate and term refinance, there's typically not a seasoning period but again it's common for lenders to require it be rented first.If you're doing a DSCR cash out refi, it may not need to be rented first but you're probably paying a higher rate.Your best option is to call a loan broker you trust and go through the options based on your current situation.

Those tend to be the neighborhoods that are gentrifying.Unique stuff to Pittsburgh I would say is don't go based on zip codes since one zip code can be composed of multiple different areas/neighborhoods.

In many cases - properties sell for MORE if there is a vacant unit (especially if it's ready to rent) as you can market the property based off market rents as opposed to lower, inplace actual rents.

The previous owner who was planning to make a pet hospital had some of the drawings and plan done on this old building.The previous owner also had no plans for addition or extension of the existing building since it requires zoning of a plot which is more time consuming process based on the feedback I received from county and a couple of civil engineering firms that I reached out to.I was provided the following list for civil engineering work.Pre-construction phase1.
