I feel guilty saying it as I know many would kill to be in my position but I feel an awfully lot like Peter Gibbons in Office Space.

The poor defense attorney is pleading the case against those who have been authorized under law to interpret it, administrate it, enforce it and the burden of proof as to the commission of any violation is shown by that interpretation, it is on the defendant to prove otherwise.

Can you find humor for a person to get out of responsibility by bullying, no respect to others or law by asking us give up our rights as landlord so he can benefit, no appreciation that we selected and trusted them with our house, no empathy or compassion when I called and pleaded with him yet the same person preaches responsibility, respect, appreciation, empathy, and compassion?

Not here to deter you, but I see a lotta posts from guys with less than 5 posts asking to be spoon fed info, I was guilty of that too.

There is a rare occasion you will run across a "professional tenant" that knows how to game the system but for the most part you will find tenants that will put up a fight in the beginning and probably get bad advice from friends and when you get to court they have nothing to say except to plead to the judge for a few more weeks and they have all kinds of sob stories and then they have no choice but to move on to the next apartment.
