I get the dreamers wanting to pay to get into development and I can see in some markets this would work were its not so intense to develop but in other markets ( and I am sure the Guru just takes your money and does not get into  market specifics) 99% of the folks buying this will never do  anything with it.. it takes decades to figure this out or U need to be with a BIG firm that has millions upon millions behind them..

Building this company with my family has taught me the power of collaboration and the importance of playing to each other’s strengths.

there are of course more creative strategies to reduce that up front outlay, or recoup your capital, like, say, the BRRRR method. but they are time and energy intensive and certainly not hands-off. 

much of the actual time intensive work can be contracted out.

The mega site in Richmond, as well as Mt Vernon, will really change the landscape in these areas as they did in E-town when the battery plant came in play.
