Georgia doesn't really do over the counter tax deeds like other states (where you can buy the leftover parcels for the minimum taxes). 

Seemed like a hype man to say the least and a pipe dream for the gen z group. 

We opened the drywall and discovered duct tape was holding the pipes together.

As I said before I do not disagree with advice like paying down “bad” debt; however, he seems to not like debt in and of itself which in my opinion runs counter to what many on BP and other forums would view as a useful and often necessary tool and method for accumulating wealth in real estate.  

Complaining, or (overly) worrying, about these things is counter-productive. 

Not trying to change anyone's mind, but I cant help myself when it comes to countering weak arguments.

If the water or the drain pipe burst, are you going to tell the tenant "not my washer - not my problem"?

You might want to think about pulling up the carpet and taking a look. (2) Maybe the water delivery piping under the floor, hot or cold, has developed a pinhole leak and is spraying onto the subfloor from below.
