I do see lots of self storage and warehouses going up, so my default assumption would be that the old shopping malls do NOT trade for less than build cost, but it's possible that the marketplace is not perfectly efficient. 

You don't have to spay them or make them perfect then. 

@Gabriella Swan, with your management experience already in place, house hacking seems like a perfect entry into real estate.

Stessa is not perfect but I like the capability, love the %5 interest rate on my associate account and have found the support honest and effective.  

Keep in mind that these offices love to charge you their premium package (€250-€350 and up) while usually, you will be perfectly capable of doing some tasks yourself, especially in the beginning when there are not that many things happening in the new SL.
