Some people do MTR/STR with it's proximity to the airport and North KC

Charge the late fee, a lot of people don't and that creates a relationship with the tenant that indicates to them that it is okay to pay late.

What was done fraudently that also could not have been discovered in underwriting that people should be aware of?

That said, I can totally be off in any of those assumptions - that's what they ultimately are.. guesses.. but they are guesses based on reading a lot, researching, talking to people, and adding a padding that I thought would be "fair" for the items that are not actually factual (ie. insurance/loan/etc). 

My wife and I chose to manage our own property in Bryan to start out with and have learned plenty from it.
