I furnished them from estate sales and local furniture shops, and the furniture/sheets/towels become damaged over time and need some care.I have a PM manage the remote houses, and they cash flow just fine, the PM handles issues that come up, and they paid off the debt on them once.

Sounds good on paper but too much work and does not really help you in the end.

I also have a separate septic tank rider that specifically calls out nothing except toilet paper and enzymes can go into the tank.

Write your goals down on paper to get things done. 

Start a paper trail.Otherwise, as long as rent is coming in, just hold on (hopefully) until the lease is up.It is your obligation as the landlord to make necessary repairs in a timely fashion.
