In our published procedures, we will not file before the 7th for the first offence (subsequent occurrences are filed on the 3rd).As for accepting partial payments, check the landlord/tenancy legislation in your jurisdiction.

You seem to have done good due diligence and the offence is non violent or drug related.

Each PHA has some leeway as to what criminal history they're ok with, other than a list of automatically disqualifying previous offences (like being a sex offender, etc.), but that seems like a much longer list of serious stuff than most would let go.

Of course depending what sort of real estate you are doing.If you do your numbers right, you are not a moron (no offence to all the morons on here), you do your due diligence, you make no emotional decisions and you THINK!!

Most people lose stupid money on their cars and drive boring kias/hondas (no offence).. 

That's just me - no offence to the players!

And if one states that drug distribution, manufacturing, arson type offences are not acceptable it would be easy to show that that type of activity could destroy property. 

The building has 900sqft of office and 1500sqft of shop space with a 1/4 acre of fenced in gravel yard.
