How nice is the property?

Used houses in the area sell anywhere from $75-125 a square foot.These are long term rentals that I do not plan to sell.I am reading the Rental Property Investing book and implementing the method that focuses on cash flow and that strategy states you need to have $300 cash flow per month, per property.

Depending on your down payment (which it seems like you have a good amount of liquid for that) they can nicely cash flow.Ultimately, success in real estate investing comes down to choosing a growing market, investing in a good neighborhood, and building a strong team to support you.

I am more inclined to buy new kitchen appliances because of #4, but would not have an issue using nice looking used kitchen appliances.

Couple quick swipes of the planer, cleaned up the sides to get rid of the bumps, nice and smooth.

It doesn't matter how nice they are. 

The goal is to create nice affordable living that members enjoy and take care of.

so the title company if they have to pay it is going to be not so nice to the seller. the reality is if you dont do the intent to lien then yes you can get it removed usually though has to be done through the court title company wont take the risk..
