I had tried to set her up with free rent that she qualified for through various local charity programs for single mothers and everything but she never even completed the applications then I had to evict her.

And, by that I mean planning for my mother's estate AND my step-father's estate and late-life financial planning, as their finances and estates are pretty separate.She brought it up to me and asked how we should handle it.

His mother manages our Tulsa rentals :) He has one other Tulsa property, that he has had since before we met.

It had 100% section 8 all mothers with children. the property was fully fenced and the gate was guarded . 

My wife and I brought my wife's mother into our home. 

I sort of inherited it, it was my mother in law's home.

It was intended to be a gift for my mother, who for various reasons ended up not moving in, and I sold it in 2023 - 13 months later - for a substantial profit.

For example, what state is the property in; did your parents hold title jointly or as tenants in common; did your mother or father die last or did they die in a common disaster; did they leave a will or did they die intestate; if there are wills who are the beneficiaries, if not, are you and your sister the heirs and are there any other heirs; was the property their or the last to die's homestead and are there any creditors of your parents estates.
