I have a townhome in an HOA (location withheld for legal reasons), and there are new board members that are extremely toxic and very likely breaking the law, misusing funds, getting kickbacks on projects not approved by homeowners, etc.

The property I'm looking at is a SFR with a purchase price of $182,000.I think a lot of people mis-use/don't understand insurance - my personal mantra is to only insure against the catastrophic or the unknown.

I am going to ask that they do since their neglect caused this issue however it's not stated in my lease anywhere that issues caused by misuse or neglect that result if something having to be repaired is the tenants responsibility.

To charge or not to charge, that is the question...

*Please forgive any vagueness and/or misuse of terminology in the story below, as I am just the tech guy, and don't follow the financing or permit rules.  

I haven’t had a hair drain clog (related to tenant mis-use) since I started doing this.

The last market crash was highly correlated to real estate largely due to the misuse of CDO’s, but if another crash occurs it may not neccesarily be caused by real estate and thus have massive impacts on real estate markets like it did in 2009.

If the lease states that landlord is responsible for the repairs unless of misuse, waste, or neglect of the tenant. 

It seemed that this method is not promoted by and large on Bigger Pockets, due to some investors giving this method a bad rap due to misuse.

Has anyone successfully made a deal with a tenant like this and were there any liability issues, misuse of the equipment, or unfulfilled obligations that made it a sour deal?
