Some hate income property investing once they are into it, some fail miserably and others end up loving it.You do not need to make the decision today or at any defined point in time.

As long as these guys are paying their rent and not making my life miserable, I would not start stirring.

This would make our ROI pretty miserable, but we both are ok with this scenario if we can get better rate somewhere down the road.

If your own, I would at least factor in the cost of hiring it out so that you can be prepared to do that if you find yourself miserable doing it yourself.Are the utilities separate or all together?  

@Jonathan Halverson is 100% correct that cold-calling people gets easy when you do it.  100% of people are insecure on their first call.  100% of people sound like idiots, trip over their words, and fail miserable on their first call. 

Just because many real estate investors have failed miserably due to a complete lack of knowledge and disregard for basic strategy doesn't mean that real estate investing is not worth the hassle.
