The agreement actually does not have and/or assign; it states: Buyer ________, Seller_________, which terms may be singular plural and will include the heirs, successors personal representatives and assigns Seller and buyer, herby agree Seller will sale and buyer may buy the following property, upon the following terms and conditions. 

Kids living in homes where the parents (or 'parent', singular in most cases) simple doesn't give a damn.  

Should not F19 be an addition in this formula so that you account for its singular value instead of possibly doubling its value by subtracting it twice?

This is not a singular event, it's a whole string of failed promises.

Multi-member LLCs having unrelated parties as members will stand much better, having a husband and wife is still pretty much singular ownership.
