The city is going through massive revitalization, prices have doubled in the last 5 years but are still quite cheap, and Detroit experienced its first uptick in population in almost 70 years.I was just in SF last weekend and met a couple of clients.

So it all comes down to building a MASSIVE organization for this space. 

My clients had massive run up in values and then tier of the 3 ts and decide to take some chips off the table and of course there is tax liability but once you get past that 8 to 14% returns consistently with a great broker is a pretty passive to fully passive investment making you some nice money..

We believe the future of real estate investing is customizable funds which is more like a buffet which allows you to invest in slices of syndication deals that you pick.

We get to go through peoples situations and find every possible write off / tax savings possible and massively lower their tax bill in many cases 

Build up a massive portfolio like @John Underwood said.

Given how many gurus are marketing and pushing consumers to get into Airbnb arbitrage it has created a massive amount of saturation across many markets.

What is not being talked about is the massive influx of agents into the business.  

need massive power close to said land.. also keep in mind they employ very few people so its not a long term thing for employment

My advise is to purchase a property and not worry about buying at a massive discount.
