As of the last years podcasts, Brendan turner has made a huge emphasis on what keeps one sane (for him it’s weekly massages) while hustling for the never ending hunt for financial freedom.

Most agents know how to massage the listing to omit or hide things that make it less attractive, and emphasize anything that makes it more attractive (or use fluff words like "DON'T MISS THIS OPPORTUNITY WHEN IT KNOCKS! 

I agree with the guys saying that you should massage that name a little...maybe House Near Lake?

Look at your competitors listings and pull the numbers, you'll obviously have to massage them a bit....but that should get you close.

Sell the property with inherited tenant to a bulldog who can deal with the tenant who is entitled to you treating them to a massage, craft beers, acrylic nails and hair to be done every week.

In addition, I often treat my helper to lunch on turnover day or other perks such as a professional massage or a ticket to the Opera.
