Short term it is difficult to make the numbers work, the cost of new construction and the time it takes to zone-plan-build are usually the main reasons why private investors stay clear.

As I mentioned before, one of my main reasons for switching was to get connected with Marriott Homes and Villas, so that really narrowed my options down to PMSs that support that integration.

I'd like to add another SFH to the business  in the near future with the main goal being grow the business as fast as possible. 

By improvements I mean that there is power, water and sewer/septic installed and working.

And as you diversify, remember the power of your network.

Plus they will now have to make FULL disclosures to both buyer and sellers and there will be a full 3 day right of rescission. the main reason wholesalers dont get licensed is so they dont have to follow the rules like a licensed agents.. in other words they have Zero fiduciary duty to the seller or buyer.. 

I focus mainly on buying deals and working with partners for said deals. 

I will still sign up for it as it seems to be one of the main sites dedicated to traveling professionals.

So that area is based mainly on ease of longer term (ish) rental income, with about 2-3 years stability depending on how often people PCS and the (somewhat) quality of tenants (bc you never know, even with military).
