@Charlotte WilsonAs long as you continue to occupy the property you purchase with an FHA loan and you're not applying for owner occupant financing on the other property, that shouldn't be a problem.

Hello All,We own a piece of commercial land and plan to build a medical/retail building approx 6000 sq ft. for lease.After the land is graded and all utilities in place including the storm water management, what could be the  approximate cost to build a vanilla shell (dry wall + hvac included) for a modern medical/retail building like this one.Also who can provide funding for this, land is paid off.

Of course they are also trying to "launch loan fund". 

If a conventional loan is only available in your personal names, transferring the lot from the LLC to yourselves before the exchange could trigger IRS scrutiny and potentially invalidate the 1031 exchange due to the same taxpayer rule.

Our issue is income on papers too low to qualify for the an FHA or traditional loan.

(note that there are seasoning periods with loans - shorter with DSCR loans, and longer with conventional. 

Most min loans amounts are going to be 50-100k, so an issue there.
