I literally just helped on of my repeat investors with this exact same scenario recently.

They literally spoon feed you all you need to know and all you have to do is figure out a way how to implement it.

It is literally in black and white right here in the statute.

The most profitable area of real estate in my opinion is new construction... that way you can literally build sweat equity... at least that is what I am focusing on!

Maybe I took some information a bit too literal in all of the information I've been trying to absorb.

His method of operating seems to be to literally harass/beg the investor into wiring money. 

I know from experience that contractors disappear, tenants stop paying rent (good luck if you're in a blue state..sold everything in NY for this reason), interest rates go up as we've witnessed over the last couple of years, anomalies happen (Covid literally effed a lot of us investors).Not to be discouraging, but i've been through all of these and if you can get through it, great.
