Plenty of opportunities to make $, loose $, stagnate and everywhere in between.

I decided to do a 30 Day Challenge to reset my finances starting January 1, and would love to invite you all to join.

This may invite tenants who may negotiate the rent further down with you and you don't want to be put in that position either. 

There are plenty, especially now, that are providing 10%+ yields, and have a long historical record of performing.  

I’d prefer less outsourcing on behalf of the banks and fewer web portals/ apps/ servicing companies because in my experience the more entities involved the more glitches, so adding a VA and another layer of software to the mix doesn’t sound inviting.

Plenty of growth still happening.I think duplex at $180,000 might be pretty tough to find, but maybe single family around the outskirts of the main metroplex.

The thing is, once you’ve proven you can deliver on a promise..whether that’s a strong return, a well-managed property, or even just a handshake that means something..people don’t forget it.You’ve hit on a crucial point: great returns aren’t just numbers on a sheet; they’re invitations.

(I personally prefer $2M/year and I think that cash flow is plenty enough to cover any mortgage risk along the way, but there's no doubt some people would feel more comfortable sticking to the $24,000/year and that's totally cool too!)
