You also want to see a reserve study and only invest in a property where the HOA is at least 30% funded, less than that is assessment territory. 

Look at how people invested 20, 40, or 60 years ago.

I am very interested in real estate investing and flipping (I have a decent amount of construction experience) I was wondering what some good resources are to look at when evaluating a property, especially in the Dayton / Cincinnati area.  

The main downside is being dependent on the HOA—issues like poor management, rising fees, or unexpected assessments can hurt your investment.

However, you have to invest in specific communities where they are encouraging development.
