This combined with the fact The Federal Reserve is pushing for more unemployment (I figured I would link an article to my statement: https://www.cbsnews.com/news/f...) and tends to overdo whatever it is they attempt to hit their target, and I see more foreclosures added to the inventory but of course that process takes quite a bit of time (the unemployment and rise in inventory will happen much sooner than the foreclosures caused by Fed Intervention).At this point I'm still fixing up all the properties I bought over the past 12 months (removed the last of the problem tenants and am working on those last few units) so I'm in no hurry to accumulate more value-add but I should be finished bored, and eager for deals by the time spring rolls around.

The landlord is possibly responsible for some large capital improvements carved out from repairs (roof, parking lot, HVAC and foundation are the typical negotiating items) but there should be very little intervention from management.

They should be bringing experience to the table to not only "maintain" your portfolio in its current state and run it without your intervention, they should be actively helping you expand.

I would argue that government intervention in fixing the price of labor or most anything else will not solve the problem of poverty and crime.

Machines have proven that they can take the place of many, many workers, and this is not going to decline, nor are wages going to be adjusted to match improved productivity when that productivity is the result of forces beyond the workers (at least in the absence of government intervention).

I do believe that deflation would be the natural course if there were not intervention by the fed, but Bernanke knows this and is determined to not allow deflation.
