I instill the concept of constant and never ending improvement to everyone I work with.

I don’t have kids at the moment but when I was a kid my parents instilled a good idea of saving, spending less and working hard for money.

I had one issue one time on some coffee grounds in the plumbing but this was with 100 year old pipes, I'm sure most of the time its not a problem - but Id rather steer on the safe side and be extra cautious - or at least instill in the tenants to be extra cautious.

I would say the value of hard work & wise analysis my father instilled in me.Besides that I would say a mentor, being in right place at right time & be willing to learn & try new things & do what others may not...

Downside is you may have to claim tenants money as income and instillation cost as expenses for tax deduction.

When I was your age, I was busy "touring" the world in a camouflage suit, marrying the wrong woman, and remaining a slave to limiting beliefs instilled by a poor family.

As investors, there are aspects of our profiles that instill more confidence than credit, such as experience, but credit is still a big/determining factor from a lending perspective.

I played football, baseball, basketball, and track and field in high school and not that I think about it being a perfectionist might derive from what those sports instilled.
