We need to monitor the virus and keep common sense mitigation in place, but the states that insist on keeping their businesses closed are unnecessarily wrecking peoples lives.

@Matt Burgess don't pay off your primary residence as soon as you can; that will unnecessarily tie up cash that you could use in your investing.  

It sounds like you might be unnecessarily enlisting trades you may not need.

There are times that properties are unnecessarily discounted in the market, we try to identify those discrepancies, investigate them and if the opportunity is right purchase the house.  2.

Overuse of electric can result if the tenant is not using energy efficient lights and appliances, keeping the lights on unnecessarily, using electric heat on with windows open, etc.

This way you can avoid any unnecessarily large down payment

As your business grows you may find reasons to add more accounts but wait until the need is there don't complicate your life unnecessarily.

I heard that it's doing pretty well right now with Covid as it'd have drier climate than the rest of wet BC and it's a small city but I'm not sure what will be left in the tank post Covid.I love Canada and I don't like to be negative about anything Canadian unnecessarily. 

In that instance I unnecessarily cut down my tenant pool.
