Now that we have recently moved out you wont give us our deposit back because of mud stains on the walls... well golly gee i wonder where those came from— yes i know the two large dogs we PAID FOR- 750$ up front and then when the mud rolled in and didnt allow our kids to play outside because of the mosquito infestation because this property backs up to a creek that the water rolls off to... why did you allow pets?

The houses likely have issues that came up during inspection (issues we would normally repair during the flip process: aluminum wiring, galvanized steel plumbing, termite infestations, etc.) and the owners are often open to a deal.

One or two from time to time might fly in through an open door but a big infestation shouldn't be present in my opinion even though they are considered helpful when they are outside controlling other pests.I'd want to call the exterminator and pay the bill directly instead of having the tenant do it but I like the thought of the tenant paying.

I suppose I shouldn`t be too surprised, as the previous owner had 3 dogs, but now it looks like I can add "Book Hotel room" to my to-do list for my upcoming trip down there this weekend, since I really don`t know what my neighbor`s definition of "a few" is, I have to assume the worst, a flea infestation.

If there is a chance the damage extends into the home into these currently inaccessible areas you might want to ask for a further inspection to areas adjacent to the current damage/infestation. lastly, as a construction business owner the cost for most termite damage repairs is relatively cheap but for a non professional structural termite damage can be a huge expense and should be repaired and treated properly and never covered up as if found out about later legal repocussions could be substantial.

My lease says that the home was bug free when they moved in and if the pest control company determines that there is a new infestation caused by their dirty living habits, then they are responsible for the cost of the treatments to remove the problem.This hopefully motivates the tenant to be more careful with things like leaving food out for days.
