(which usually comes from hands experience) then I think REITs are a good option ... much safer than going out of state investing in individual properties as an inexperienced investor IMO.

However, even at a "typical" Cap Rate, you need to do the homework to understand if a property is a good price or not.Agreed, I think CAP Rates make inexperienced investors feel experienced until they get in trouble.

So, while she's busy complaining that house hacking isn't possible in today's market, one of her peers (who has a lower income) is out there house hacking...There's always a million reasons not to invest in real estate, but somehow, successful RE investors keep finding ways to make it happen....If a person is inexperienced in REI, has a fairly average income, and their goal is to actually own real estate, house hacking is usually the best way to start.

If your plan is to use the card to help advance the material purchasing while waiting for draws, thats a valid reason to use a credit card, but I see too many inexperienced investors get crushed thinking they can use a credit card to cover the improvements or even the downpayment and I urge you to stay clear of this strategy.

Assignees who come in late and insist on closing with "my title company" sometimes get their way when the wholesaler is weak and inexperienced... but they should also expect to pay for all of the work undertaken, and all expenses incurred, by the first title company.

Very inexperienced sponsors who are great at YouTube, TikTok and Instagram - but most of those people if asked to run a sensitivity analysis on the impact of interest rates, increased vacancy or increased expenses would look at you like you had six heads and would not even know where to start.
