Then I get guests who are thrilled to book a big 7-BR house for say, $600/night while competing properties sit empty. 

You need to either, hire a competent property manager or GROW a BACKBØNE and manage your properties.  

Best neighborhood and best assets are subjective and largely based on the individuals capabilities (balance sheet, skill set, time etc.)

Hello All, I took another look at their website and was trying to understand the difference between the individual Notes and the Funds.Am I correct in my thinking that ONLY Accredited Investors can do the Note Funds, while Individuals can do the individual notes?

.- The variety of financing products available as individual tenant in common loans remains limited, and the terms are generally less favorable than either apartment building loans or condominium loans.

Obviously if I intend to have a top performing STR in this market, my buy box will allow for a much higher max purchase price, but I wouldn't feel comfortable with shooting for the max if there aren't clear ways to beat these competing properties.
