I have an off market 12 unit on the coast and a 25+ unit Oceanfront in Bandon that would also consider selling..Lastly there is an 80+ unit coastal motel I have my eyes on.

I believe it is a larger issue than what we define as the economy, which is mostly measured in corporate profits and Wall Street performance, this is not what the average person perceives.

I hope you or someone is at least keeping an eye on your properties for break ins, squatters, roof leaks, temperature control, frozen pipes (if in cold climate), if you have a basement and sump pump goes out leading to water damage etc.I just talked to two investors in California that have let their properties sit vacant (no mortgages so paying property taxes and insurance).

There might be a pathway where you can hire a better PM (easier said than done) who gets better tenants and you can stabilize the property and catch your breath.

However my incorporation company is pressing me to do the CTA.

It prevents the seller from trying to sell to a different buyer and the title company will catch it. 

But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want.
