So rather than go around in circles trying to fit a square peg in a round hole, I wanted to be able to work with investors who had either outlook.

Focus on properties where you can force appreciation—those sitting on MLS too long might not be the right fit.

Of course, there's no perfect right or wrong answer, it will be different for all but make sure you do what is comfortable for you and what fits your goals. 

Great people, intuitive platform, get their K1s out on time and returns have met expectations...one of the reasons I am invested in two funds at this point as the first investment was really to test the waters and validate I was a good fit.  

Though I have purchased some with a mix where 330+ days a year, people parked in the driveway and the street except when there were snow bans, but there was enough room to fit everyone in the driveway/parking lot, and that was a hassle to deal with some days. 

Ideally looking to cash flow positive on all properties.  

If they are a small bank and have say $1.5mm limit does that fit you for a while?  

Eventually I realized that you really just need to look for a deal that fits your criteria.

There’s huge retal income potential if you nail that balance between improvements that wow tenants and improvements that merely look fancy but don’t justify higher rents.I’d also keep an eye on how your high end plan fits the local demand.

I definitely need to do more analysis in terms of comparing against other rentas in the area and ideal beds and heads count.
