So the following is a list from my experience, that you need to a) plan for and b) understand how to deal with if you're going to get into RE in the city.Tenants (non rent controlled / stabilized): there is a massive shortage of affordable housing in the city, and a shortage in homeless beds as well.

It truly is Champagne for Breakfast and homeless puking the next morning. 

When you raise the rents be sure to tell the tenants that the reason for the increased rent is the tax bill so maybe they will vote more often to cut out the city excess crap like the hotels for the homeless. 

They provide housing for the "one step away from being homeless" people.

I have been homeless a few times in life, so having a place to receive mail is important.

We have added value to the deal by taking a property that had been vacant for approximately 2 years, and was a haven for the homeless.

Some where along this journey, I want to do something to help homeless veterans as well.
