Central heat & air*I made this below chart based on this community shared knowledge (Thank you all).Need1. would you consider this property at all ?

Seems like a slippery slope and if any AI is allowed, then the human element gets degraded IMO. 

How are the foundation walls, basement/crawlspace framing, HVAC/heating & cooling, roof, windows, elec.?

Here are some specific questions i have:1. are there certain locations where revenues may be impacted by seasonal weather changes, like for example heavy rainfall for 1 out of 3-4 months will drop revenue significantly, or excessive heat/cold for seasons will bring significantly less customers?

Is a solar pool heating system a wise investment?

Consider including features like heated floors, which can be appealing in Vancouver's cooler, wetter climate. 

It's not a tear down, but everything needs to be redone including heating from boilers.I'd love to be connected with your guys.

Instead of reading one of the many books and podcasts BP publishes on the foundational elements associated with REI, they would prefer that I take 1-2 hours out of my day on the phone to explain everything.

Hard to tell from here, but your prices seem very high, although I do understand that "emergency" service during the high heat season will cost dearly...As LL, appliances, including HVAC that you have provided in working order, you need to repair or replace as needed unless local law AND your Rental Agreement state otherwise, obvious misuse/abuse excepted.

Maybe not an issue if you aren't sensitive to smells, but I am, and I hate smelling when they heat up their chinese takeout, and I'm sure they hate smelling when I cook fish!
