Lots of good information here -- just remember that during last housing crash, a lot of HELOCS got frozen, useless to those who counted on them or actually harmful to those who had a big balance and had to keep paying it monthly without getting to use it as they planned.

I would also require the tenant to have the parents sign a liability waiver that also adds you on there as well stating that if the child is doing something that could harm themselves, that you are not held liable.

Person harmed already filed lis pendens - they have to prove the case then get judgement then lien the property but the filing holds up refinancing or selling.
