That's best done through word of mouth, how long they've been in business, how busy they are... 

I would say word of mouth.

I've gotten a great mix of cashflow and appreciation over the years and couldn't be happier. 

I tend to put my mouth where my money is so, if you don't want to be in a resort, I'd go for Playa del Carmen, which is easy access from the airport.Something important to understand is that your guests (and yourself) typically will have to pay to use the resort facilities.

We have done this in all of the classic ways: driving for dollars, post cards, skip-traced phone numbers and cold calls, networking with local wholesalers, referrals and word of mouth, etc. 

Since I am new, I have not made any connections whose word of mouth I can rely on. 

Fortunately I was still able to cash flow but I had planned on 5 based on word of mouth from other investors. 

Found it by word of mouth, we negotiated the the deal with a cash offer.
