i would not put >$100K into something just to be cash flow negative every month (unless you have hundreds of thousands of dollars just lying around that you have no idea what to do with)

But logic also begs that you still would not have proof of sending the letter if your first class (read: not certified) letter WAS forwarded to another address, where the tenant may have actually received it, but lied in court that they never got it anywhere.

If you're the first one, soft, tell them you're the PM but my advise would be to actually get a good PM.If you have the tough skin, no need to lie.

Find the pros and cons of short-term versus long-term and see where you lie.

My gut is telling me that the seller's agent is lying, about whether there are actually multiple offers.
