, it's still highly unlikely that an appraiser would have given value to this bathroom in any case, so we're not losing anything from an appraised value standpoint.Seller should be more than OK with it once you educate them on the fact that of all the offers they are evaluating, yours is the only one willing and able to execute a plan to close on-time, without delay, in spite of the flagrantly illegal and unpermitted bathroom.

For example, for my out of state clients, I make sure to consult with them on their deal analysis and #s, I educate them on the good/bad neighborhoods, I help them develop a scope of work and estimate renovations, I set them up with my PM/GC/lenders/etc.

It has now been 16 months since my initial request, and I am looking for a clear timeline and action to fulfill this commitment.I have already filed a complaint with the Department of DPBR Office of Financial Regulation, as RAD now holds an F rating with the Better Business Bureau, and legal actions are being posted.
