From a landlord perspective, its great to be able to provide these simple services/amenities at no cost to us, yet empower the tenant to enroll in programs like this.

If it’s in a great part of town, these generally tend to not be the best from a cash flow perspective.

The decision you must make is where do you want to live from a lifestyle perspective.

I started investing in 2015 and until now acquired 5 doors, 3 of them in 2019, so my perspective is to keep growing portfolio whatever the market is.

It’s true that freshly renovated properties should have lower maintenance costs in the first few years, but this doesn’t account for unexpected expenses.

What I've seen before is the only time rules are enforced are when neighbors get pissed (ie STR neighbors).I would side with caution on this, especially if it is a newer built community where the rules are fresh with people.
