This includes (but not limited to):-Quiet Hours-What spaces can and cannot be used-Guest policy (make sure to limit days in a row and in a month)-Pet policy (even if you don't allow pets, if someone has an ESA animal, it would be good to have guidelines in the event they surprise you with one, otherwise you are SOL and of course take into consideration fair housing laws)-How is trash put in the cans (in bags, not just thrown in) and when can trash cans be taken to the street and put back-How is the late free structured (one time flat fee or a daily fee)2.

The info's flat wrong.At least a lot of the time.

I have 5 single family homes and I hate them.How about selling and buying a six-flat instead?

I've heard of:1) Flat % returns for each month2) Equity in the deal in case investor can't cover monthly payments to investor3) Lump sum return after project completion based on agreed % of money lentAnyone have some thoughts here?

It's really hard to compare with other rentals in houses in the area, there really aren't any that I can tell are as nice as this one w a new kitchen, etc.The REI group also suggested to offer the utilities (already set up for the whole house) at an additional flat fee. 

If you don't want to split it by some formula, such as number of people, you could always charge a flat rate.  

Theres certainty always a lag when it comes to rates and closed loans and what is getting quoted in the current day but can share from our perspective:Average Rate so far in September 2024 - 7.417%Average Rate in August 2024 (103 DSCR Loans0 - 7.773%I'd predict average rate will continue to drop and be close to 7% flat for September once the month concludes

You will need to decide if you want a shop that has a lot of training, or if you want a small boutique shop, or even a flat fee brokerage.
