I am of an age that I don’t want to fight those unnecessary battles when the problems arise.

A few things important to our team would be a strong screening/application process, tenant and team communication capabilities, and digital key/gate access integration. 

Have a roll in capable shower with a seat...this is pretty aesthetically pleasing to provide with a glass door and doesn't need to be a tub with a door.

If it is some kind of big deal like it is an old metal barn eyesore on a downtown city block undergoing revitalization and you're going to build a $10mil apartment building on it, if you can get the land...hey hey maybe the powers that be might negotiate something with you, with perhaps a promise you won't fight value for 10 years or something like that. 

I heard this directly from their team, it's an issue with the site and it doesn't have the technical capability until they make some significant changes.

The area among several others is more than capable - the finish product is far more important once you’ve picked an area that’s proven to perform.I’ve bought 25+ for me and clients in the last 18 months and manage 15+.  

They over sold their capabilities and had issue after issue getting us on boarded. 

Besides that a good investor agent will come with some built in negotiating tactics on your behalf.For example:  A well known and accomplished agent will be known to work with solid buyers who are capable of closing deals.  

I would like to start off doing the legwork of the things that I CAN do and ask for help on the things I am not capable of yet.

Told this story here before, we bought a property where the seller had been in a bar fight and had a judgement for medical injuries from the other person in the bar fight.
