Here's the thing about ALE and similar agencies: they can be a goldmine, but you need to adjust your approach to meet their demand sweet spot.

I've only been to Texas a few times but it quickly became one of my favorite places in the US. 

The minimum hold we tell our clients is 2 years with the sweet spot being 5-7 years depending on the property. 

Finding the right realtor/wholesaler can be a huge advantage, especially someone who knows the local market trends and can spot areas with hidden potential.

I think you want both, cash flow and appreciation, that is the sweet spot.

So easy to spot a social media "guru" these days.

Be sure that person who referred you is in a similar financial spot / need.
