If you are paying an extra $1200 a year for something are unlikely to need, how much does a new roof cost? 

The top producing agent wants nothing to do with a new out-of-state investor, they are local specialists who don't need extra business or time suck.

While I believe that breed-specific legislation is wrong, I also believe that, if you own a controversial breed, then you need to be an extra-responsible owner.  

Otherwise, they have to eat the extra expense just like homeowners do.I would talk to an attorney and your insurance company.

Went through extra fast because the developer really had no other good optionsI doubt we'll know the full details for years to come but I'm curious if you have an opinion, or if there's other probable options C,D,E I could be missing as just a public bystander to the situation @Rene Hosman It's very rare that anything gets done quietly behind the scenes.

Not much good stuff on the market right now that can cash flow without work and on the MLS the prices don't allow for some extra reno. 

Now, if you were NOT a "real estate professional" you would only be able to:grab the rental income ($100k) and subtract that from the rental expenses/depreciation ($117k), now that extra $17k loss can only be used to offset future rental income, not the W-2 income and dividends and interest income. 

If I sense the buyer is cut from this fabric, I will negotiate extra hard against repairs to the extent they simply walk.

The idea here being you buy a 3-4 bedroom house near your practice facilities--and renting the extra rooms to your teammates. 

I always looked for 'distressed' properties as that is a great way to grab some extra equity appreciation.
