Fannie Mae's guidelines verbatim are as follows:Must be occupied by the borrower for some portion of the yearMust be suitable for year round occupancyBorrower must have exclusive control over the propertyMust not be rental property or a timeshare arrangement (this has the following disclaimer in the guidelines:  If the lender identifies rental income from the property, the loan is eligible for delivery as a second home as long as the income is not used for qualifying purposes, and all other requirements for second homes are met (including the occupancy requirement above).Cannot be subject to any agreements that give a management firm control over the OCCUPANCY of the propertyThis means that as long as you intend to occupy the property some portion of the year, you could absolutely rent it while you are not using it. 

Let your agent express their feelings and concerns.

I am shocked how many posts before mine expressed that because the cancellation was in the contract the owner should pay it.  

Apparently, the two parties had a conversation before work even started after concern was expressed by the tenant.

How cool is it that we have the freedom to have our own opinions -- each based on our own experiences and/or education -- and that we can express those opinions in a public forum!  

Even if you had to replace all the tunnel equipment, even with the very expensive express wash stuff, it couldn't have topped 1 million. 

Tenant called and said he had a new washer/dryer delivered and the delivery guy said the cold water valve was corroded and leaking badly. 

A number of landlords have also expressed difficulties with the program's bureaucracy and administrative procedures.As with any other application, it's imperative to thoroughly screen Section 8 tenants in order to reduce dangers.

We have tried the add-ons like grocery delivery, tube rentals for rafting nearby, charcuterie boards, etc and have gotten ZERO interest.
