I found a contractor through the listing realtor and he bid all of the work except the HVAC, which I located another subcontractor. 

I've allowed pets in my STR for five years and haven't had any problems except some extra cleaning a couple times, which was paid for by the guest. 

While not being specific as to why there were delays (except what we know-that there is a wait on the process of a national builder buying out properties), she said they were temporary delays recently and that they were not permanent.   

I can't imagine a scenario in which this makes anyone's life better, with the exception of values increasing. 

@Spencer ManningYour other questions were answered except for last one.S8 vouchers are for a specific number of bedrooms and rent amounts.So, a S8 tenant must find a property with rent that does not exceed their voucher amount.This stops S8 tenants from renting Class A properties and most Class B.Currently, Fair Housing does NOT protect source of income, so unless a state or local government has passed a law stating otherwise, landlords do NOT have to accept S8 vouchers.
