Finding a nest of rare animals is astonishing.Finding human remains or similar situation is creepy.

If you have a large nest egg then yes I would get an LLC.

My husband and I are reading "The Book on Rental Property Investing..." and are super excited to start building a huge nest egg so we can retire early and travel.

In my mind buying a rental with all your liquidity is not something you should do unless you have a concrete plan to scale. you would be better off in the long term buying some sort of business or finding someone to back that is into short term quick profit deals and keep building your nest egg

I really don't want a hornets' nest on my first property.  

I've gotten a very negative feel regarding tenants in rentals for the most part on this board, it's really refreshing to find somebody who is willing to give the benefit of the doubt to the disabled, recently homeless, just-fleeing-the-nest sort of people, and still with a positive attitude toward them all. :)
